Common questions
Why is so much of an early EMI interest?
Interest is charged on what you still owe, which is almost the whole loan at the start. On a 20-year home loan the first year is mostly interest and the last year is almost entirely principal, even though the instalment never changes.
Does a lower EMI mean a cheaper loan?
No. Stretching a loan lowers the instalment and raises the total interest, often by a great deal. Compare total interest, not EMI.
